What are Shared Appreciation Loans?
The State of California offers multiple first mortgage and down payment assistance programs to support homebuyers in achieving their homeownership goals and investors in financing affordable housing projects. Two key programs include the Shared Appreciation Loan Program and the Investor Multifamily Loan Program.
Shared Appreciation Loan Program
This program is designed to assist homebuyers by providing financial support for down payment and closing costs while allowing them to defer junior loans in exchange for a share in home appreciation.
Program Highlights:
Offers up to 20% for down payment or closing costs, with a maximum limit of $150,000.
Homebuyers must register for a voucher.
Eligibility Requirements:
At least one borrower must be a first-generation homebuyer.
All borrowers must be first-time homebuyers.
Income must meet county-specific income limits:
Santa Clara County: $290,000
San Benito County: $220,000
Monterey County: $160,000
Investor Multifamily Loan Program (Taxable Permanent Loan)
This program provides long-term financing for affordable multifamily rental housing projects, supporting both newly constructed and acquisition/rehabilitation developments that create affordable housing opportunities.
Program Highlights:
Available to for-profit, nonprofit, and public agency sponsors.
Can be used with or without 9% low-income housing tax credits.
Loan will be credit-enhanced through the HUD/FHA Risk Sharing Program.
Eligibility Requirements:
Section 8 Projects: Final loan commitment requires CalHFA review and acceptance of the Housing Assistance Payment (HAP) or Agreement to Enter into a Housing Assistance Payment (AHAP) contract.
Existing CalHFA Portfolio Loans: If the property is part of an existing CalHFA portfolio loan, the current owner must pay off all outstanding CalHFA debt before proceeding.
